Everyone has a friend who got a deal but did he? How much did cash came out of pocket after the close of escrow to either move-in or get rent ready? $10k, $20k, $50k or more.
On a weekly basis we get calls with statements like, "I want to be know as the guy who got the best deal in the building" or "I won't pay $XXXX.XX and not a dime more" or "I believe prices are going down another 30% so I want to write an offer on the $510k unit at $305k not a cent more."
True, there are some incredible deals out there but the reality of today's market is there are multiple offers on REO properties that are already priced 20% or more below current sales. The reality is today's pricing reflects 2003 pricing, so you may get lucky but we haven't seen it happen writing offers for clients.
Cash offers can be stronger than offers contingent on financing but just because you have cash to buy a $200k or $400k property it doesn't give you unlimited control of the transaction. The banks control the transaction period. The terms of the banks counter offer are final and if you feel that is negotiable this is the end of the conversation. The deal will fall apart. Period.
